The objective of this article was to carry out an evaluation of popular housing developments in their urban and habitability characteristics. In this sense, two sections were considered, the first, the characterization of housing developments based on documentation, observation sheets and a database of 56 subdivisions. In the second section, the perception of the population was carried out through a participatory workshop and surveys were applied in 12 subdivisions. The reagents allowed us to identify the perception of vandalism activity, security, tranquility, pride, quality of public spaces, among others. The measurement of the indicators that were negative or inadequate were housing, infrastructure, urban equipment, furniture, acts of vandalism and public services. The indicators of net density, public lighting, pedestrian mobility and perception, aesthetics, privacy, pride in housing development, among others, were positive or adequate. This article is the product of a research project at the Autonomous University of Aguascalientes by the Academic Body of Urban Studies and Territorial Planning. The time allocated was two years (2015-2017). The study contemplates subdivisions of different social strata, but for this publication a popular housing of 90 m² was defined. The findings are an input to influence urban regulations and the building characteristics that must be considered in this type of development.Metrics
